This is where my time was spent yesterday, planning the house construction in Antipolo. I have the layout done but details are hard to make. Therefore, I only end up with this. I want to make the details like putting the Kohler sinks I want, the framing, the cabinets and more.. but figuring this out on the software is hard. But I’m glad that I was able to come out with the layout. The next thing is the funds.. where I’m going to get it? Hahha I should look for a plan to earn the money for the construction too huh? ;)

My sister emailed me regarding the property she is considering to buy. They still haven’t decided if they will go on this one this time. She wants a pvc fence installation like the other houses on the neighborhood. I don’t like the area where the house is.. it is known to have a high crime rate. I think the low price is the motivation why they want that house. I want to know more about this property.

My sister wants to purchase property in our area. And I’m glad that yesterday we finally accomplished one from the step of buying house, we made offers! Yes, we made three offers instead of only one. But of course it doesn’t mean that we will buy three houses, we made an offer to the house that seems my sister will like it. So who ever will reply or accept our offer then that is the perfect buy for us. Our adjustable rate for our current home will soon to end early next year.  So hubby and I are starting to shop online for mortgage quotes that can replace our current rate before the adjustable rate kicks in. I know that this the best time to refinance or shop for a new mortgage loan because of the interest rate that is really low. But because of the number of bankruptcy and defaults on loan they will be very strict in requirement before approving loans. I will update you once we found a perfect one for us.

When shopping for mortgage loan, getting it directly from mortgage lenders is better than having it from the broker. The mortgage lender can give better offer because they can easily adjust their terms compared to the broker. This is our goal the next time we refinance our loan or when we buy another property, to do directly to the lender. By the way our adjustable rate is will start next year. We really need to apply for refinance of our loan.

I was very thankful that my friend’s family got recovered from bankruptcy. She told me that they were helped by mortgage lenders. The last time we chat, she said that their house is already for foreclosure, so she is very worried. I wasn’t able to lend her that time financially so I advised her to seek help at Somerset Mortgage Lenders Co. I’m glad that she followed my advice. I actually have a partner to buy condo in Manila… :) But I’m also looking of purchasing condo in Georgia or Florida area, near to my cousins and on the cruise port :)

Who doesn’t want to live in a luxury homes? We all want it! It’s not normal if you will disagree about my idea that we all want to line in a luxury home. So many homes available now. It’s buyers market! Now is the right time to buy your dream home in cheap cost. If only I can afford another mortgage, I will definitely get my dream home.

More and more are filing for bankruptcy. I’m glad that when I was on the verge of splurging into real estate investing my husband is opposing my idea. If you will only see my spreadsheet of the houses I want to buy and the plan of flipping it.. you will agree that I’m insane. I forecasted my future with all favorable result so the ideas of real estate market going to opposite trend were not considered. My husband is the conservative version of myself. I think that’s the reason why we’re perfect to each other, the conservative and the aggressive.

But despite the opposition I received from him, I’m still able to invest in the property in Arizona. I planned this investment using my income and throwing all expenses in our house to be shouldered by my hubby And now that paying the mortgage is coming from my pocket, I REALIZED big time the hardship. The house is currently rented and it covers almost 70% of the rent. *sigh*

I still don’t regret investing on this property though; I still think that I got a good deal. I just wish that I planned more carefully taking into consideration other things. I’m thankful that I still have people in my back helping me.. so bankruptcy is not an option for us. And hope that it will never be! It saddened me to read stories about people who just dreamt to own a house.. but end up suffering.

We’re planning to invest in a condo or a townhouse in Manila. It’s really investing for my daughter college plan. I have nothing against the education here but the tuition I will pay here is enough to live like a queen in Manila. ;) I don’t think that the curriculum or the syllabus for our education is below the standards here in US. I think it’s the same.

Too many opportunity knocks that we didn’t take. Our budget is not enough and changing my job doesn’t coincide on this plan. So we postponed this idea. We still like it.. But maybe it’s not the right time.
